SilverMark Launches New E-newsletter

Remodel “Found Spaces” into Favorite Places
 Our clients, the Hyatts, wanted more living space and natural light, but weren’t sure they had room – and budget – for a major renovation. SilverMark found the answer in the south-facing porch that ran along their garage. Given our Twin Cities climate, the porch was only used a few months of the year. The rest of the time, its roof blocked the sun, leaving the north-facing living areas feeling gloomy. The solution was to convert the porch into a window-filled sitting room that would add light and over 200 square feet of living space. The budget was also workable since remodeling a “found space” can cost 30%-40% less than an addition.
 From little-used porch to
year-round sitting room
SilverMark remodeled the porch into a cheery sitting room that floods the adjoining rooms with daylight. We also added big new windows to the living room of the home and made cosmetic updates – including smoothing out the dated look of a spray-textured ceiling. To keep these spaces bright even without daylight, we built a lighting cove around the ceiling of the entire living area. Ambient fixtures are hidden behind the cove to give the rooms a pleasing glow, and the architectural band adds a horizontal accent that makes the rooms feel even larger.
What “new spaces” are hiding in your home?
Want to add more living space or shift existing space to where you’ll enjoy it more? Basements can be a great source of “found space,” and at SilverMark we’re very creative at basement remodeling. Under-used rooms are also candidates. For example, if you just use your formal dining room a few times a year you might want to combine that space with your kitchen or living room to create a great room you’ll enjoy all 365 days. And don’t forget to look out...and up! Right now, we’re talking with clients about using the flat roof of an existing one-story “bump out” to create new upstairs space to enlarge a bedroom and add an extra bath.

SilverMark is an EPA Certified Renovator
According to the EPA: “Lead paint poisoning affects over one million children today. Adverse health effects include learning disabilities, behavioral problems, and speech delays. If not done in a lead-safe manner, renovations and repair activities that disturb lead-based paint can expose children, as well as adults, to harmful levels of lead dust.”
Since April 22, 2010, any firm performing renovation, repair and painting on projects that disturb lead-based paint in homes built before 1978 must be trained and certified as EPA Certified Renovators. SilverMark received our EPA certification this past May.
